Proposed purchase of property in France

The French legal system is very different to the law which operates in Ireland. A ‘Notaire’ is a public officer responsible for preparing documentation for the sale of property and registering the ownership with the state authority. S/He usually acts for both vendor and purchaser. S/He is your legal representative in France.

The Notaire is not obliged to advise the buyer on the most suitable purchase structure. Therefore, it is advisable to appoint an independent Irish solicitor who will give you guidance on the laws as they apply in France. This office has no qualified French lawyers, but has gained an enormous amount of experience advising clients on buying and selling property in France. We have fluent French speakers. We have an association with a French law firm and some notaire’s firms, most of whom have fluent English speakers.

We provide a synopsis of the contract and commercial lease or final deed in plain English, and we advise generally on the procedures involved, liaise with the Notaire, and endeavour to ensure that the transaction is completed as smoothly as possible.

Our fee for the above service is €900.00 including VAT at 21% and all necessary outlays including telephone calls, faxes, photocopying etc. Any file, which commences within one month of this letter, will be charged at this rate. This rate may vary for files commenced after that date.

It generally takes at least 5 working days to review the Preliminary Contract, Commercial Lease, Final Deed or Power of Attorney and prepare a typed letter of advices to send to you but each case and each client is different. If you require the documents to be reviewed in a shorter time frame you must let us know as soon as you submit your copy document(s) for review.
